Acceptance
By signing in to Mulki through UAE PASS, by installing our mobile app, or by otherwise using the service, you agree to these Terms. If you do not agree, do not use Mulki.
These Terms form a binding contract between you and Mulki. They apply alongside our Privacy Policy and Cookie Policy, which are incorporated by reference.

About Mulki
Mulki is a property portfolio management platform operated from Dubai, United Arab Emirates. We help Dubai property owners see and organise what they own, manage rentals and expenses, store documents, and book vetted services.
The platform is offered through a web app and mobile apps for iOS and Android. We are pre-launch, which means features may change as we iterate.

Eligibility
You must be at least 18 to use Mulki. UAE PASS enforces its own minimum age requirement at sign-in.
You must use Mulki only for lawful purposes and only in a manner consistent with these Terms and UAE law. You may not use Mulki if you are barred from receiving services under UAE law or are on a sanctions list applicable to UAE-regulated services.

Your account
Your UAE PASS identity is your Mulki account. We do not offer password-based sign-in. One Emirates ID corresponds to one Mulki account.
You are responsible for keeping your UAE PASS credentials secure and for any activity that occurs under your authenticated session. If you suspect unauthorised access, sign out of all devices from your account settings and write to

Acceptable use
You agree not to misuse Mulki. Specifically, you will not:
Access another person's data, account, or property records.
Scrape or harvest data from the platform by automated means.
Reverse engineer, decompile, or extract source code from our apps or APIs, except as permitted by mandatory law.
Probe or test the security of our systems without prior written permission. Responsible disclosures to
[email protected] are always welcome.
Use the service to send spam, malware, or unlawful content.
Impersonate any person or misrepresent your affiliation with any person or entity.
Interfere with the operation of the platform or place an unreasonable load on our infrastructure.
Violations may result in suspension or termination of your account.

Property data and valuations
Property records are sourced from the Dubai Land Department and refreshed regularly. We display them faithfully but cannot warrant their completeness or correct errors at source. For corrections to official records, engage DLD directly.
Indicative valuations are computed from transaction comparables. They are not RERA-licensed appraisals and may not be used for mortgage, tax, insurance, or regulatory purposes. For a regulated valuation, consult a RERA-licensed appraiser.
Mulki does not provide financial, legal, tax, or investment advice.

Content you add
You retain ownership of everything you add to Mulki. By adding content, you grant us a worldwide, non-exclusive, royalty-free licence to store, process, display, and back up that content solely to provide the service to you. The licence ends when you delete the content or your account, subject to the retention periods in our Privacy Policy.
You are responsible for what you add and confirm you have the right to add it.

Service marketplace
Mulki connects you with independent, UAE-licensed providers through an in-app marketplace. Mulki acts as a facilitator. The service contract is between you and the provider.
Before onboarding a provider, we verify their trade licence, DED registration, insurance, and references, and we require a 90-day quality probation. This vetting is reasonable but not a guarantee.
Mulki is not liable for the acts or omissions of providers or the quality of services delivered. We will help you resolve issues where the provider is at fault. Cancellation and refund terms are set at the provider level and shown before you confirm a booking.

Fees and payments
Mulki's core platform is free. Optional services booked through the marketplace carry the provider's fee, displayed in AED before you confirm.
Payments are processed by Stripe, which is PCI-DSS Level 1 certified. Mulki never sees or stores your card numbers. By making a payment, you also agree to Stripe's terms.
Mulki may earn a referral fee from the provider for bookings made through the platform. We do not mark up provider prices to compensate. The fee comes from the provider's margin.
If you have a dispute with a charge, write to
[email protected] first. We will almost always resolve it faster than a card issuer can.

Intellectual property
Mulki, the Mulki logo, the wordmark, and all related marks are owned by us. Our apps, designs, code, copy, and the structure of the platform are protected by UAE and international intellectual property law.
These Terms grant you a limited, non-exclusive, non-transferable, revocable licence to use the apps for personal portfolio management. They do not grant you any other rights in our intellectual property.
If you believe any content on Mulki infringes a right of yours, write to
[email protected] with details. We will review and act promptly where the claim is well-founded.

Disclaimers
Mulki is provided 'as is' and 'as available'. To the maximum extent permitted by UAE law, we make no warranties, express or implied, about fitness for a particular purpose, merchantability, or uninterrupted operation.
During pre-launch, downtime, data refresh delays, and feature changes should be expected. Nothing in Mulki constitutes financial, legal, tax, investment, or real estate advice. Decisions you take on the basis of information shown in Mulki are your own.
Nothing in this section limits any warranty or right that cannot be excluded under mandatory UAE law.

Limitation of liability
To the maximum extent permitted by UAE law, Mulki's total aggregate liability to you for all claims arising from the service in any twelve-month period is limited to the fees you have paid to Mulki in that period.
We are not liable for indirect, incidental, special, consequential, exemplary, or punitive damages, including loss of profits, loss of data, loss of goodwill, or loss of business opportunity.
Nothing in this section limits our liability for gross negligence, fraud, wilful misconduct, death or personal injury caused by our negligence, or any liability that cannot be limited under UAE law.

Indemnification
You agree to defend, indemnify, and hold Mulki harmless from any claim, loss, or expense (including reasonable legal fees) arising from your violation of these Terms, your violation of any law or third-party right, or content you have added to the platform.
We will tell you promptly about any such claim and may participate in the defence with counsel of our choice.

Termination
You may close your Mulki account at any time from your settings. Closing it revokes UAE PASS consent for Mulki and triggers deletion of your personal data within 30 days, subject to the retention periods in our Privacy Policy.
We may suspend or terminate your access if you breach these Terms, if we are required to by law, or if continuing to provide the service to you would expose Mulki or other users to material risk. Where reasonable, we will give you notice and a chance to fix the issue first.
Sections that by their nature should survive termination (intellectual property, disclaimers, liability, indemnification, governing law) will survive.

Force majeure
We are not liable for failure or delay caused by an event beyond our reasonable control, including natural disasters, war, civil unrest, pandemic, government action, or failure of UAE PASS, DLD, or infrastructure we depend on. We will resume performance as soon as the event ends.

Changes
We may modify or discontinue features at any time as the product evolves. We will give reasonable notice for material changes.
We may update these Terms from time to time. The date at the top reflects the current version. If a change is material, we will tell you at least 30 days before it takes effect. If you do not agree, you may close your account before the change takes effect.

Governing law and disputes
These Terms are governed by the federal laws of the United Arab Emirates and, where applicable, the laws of the Emirate of Dubai. UAE consumer protections that apply to you continue to apply.

[email protected]. We will do our best to resolve it informally within 30 days. If we cannot, the dispute is submitted to the exclusive jurisdiction of the Courts of Dubai, save where mandatory UAE law gives you the right to bring proceedings in another forum.

General
If any provision is held invalid, the rest remain in force. Our failure to enforce a provision does not waive our right to enforce it later. You may not assign these Terms without our written consent; we may assign in connection with a merger, acquisition, or sale of assets.
These Terms, together with our Privacy and Cookie Policies, are the entire agreement between you and Mulki regarding the platform. The English version prevails over any translation, unless mandatory UAE law requires otherwise.
