Creating your account

Signing up takes about 30 seconds. No passwords, no forms. Mulki uses UAE PASS for authentication. There's no username to remember, no password to reset, and no email verification step. If you have a UAE PASS account, you have a Mulki account waiting. Steps Open the Mulki app and tap 'Sign in with UAE PASS'. You'll be handed off to the official UAE PASS login flow. Authenticate with Face ID, fingerprint, or PIN, whichever method you usually use. UAE PASS sends Mulki a verified identity token. Your Mulki account is created automatically and you land on your portfolio Why UAE PASS UAE PASS is the UAE government's digital identity. It's the same authentication used by DEWA, RTA, and the Dubai Land Department. Because Mulki uses it, we never store a password, and we can pull official records about properties that belong to you without you uploading anything. If you don't have UAE PASS yet, you can register at uaepass.ae or through the UAE PASS mobile app. It takes about five minutes and requires an Emirates ID.

Connecting your properties

How your portfolio is built automatically from the DLD record. Once you authenticate with UAE PASS, Mulki requests your property ownership records from the Dubai Land Department. The process is instant. There's no data entry, no uploading title deeds, no typing in addresses. What gets imported Every property registered in your name at the DLD. Title deed details including project, building, unit number, size, and registration date. Current ownership status (full owner, joint owner, mortgaged). Transaction history (purchase price, date, parties). Ejari registrations if you've listed the unit If a property is missing Most often this happens because the property was registered under a different identity (an older Emirates ID, a company structure, a spouse's name). Open the property menu and tap 'Add a property'. You'll be guided through verifying ownership through alternative DLD records or by uploading the title deed for manual review. How long it takes First sync usually completes within 10 seconds. After that, Mulki re-checks the DLD record nightly so any new registrations, transfers, or status changes show up in your portfolio the next morning.

Your first look at the portfolio

What you'll see when your portfolio loads for the first time. The first screen after sign-in is your portfolio dashboard. At the top is a single number: the total value of every property you own, refreshed against the most recent comparable transactions in each tower. Below that are four tabs: Value, Gain, Income, Equity. Each one re-frames your portfolio through a different lens. Value: what the portfolio is worth today. Gain: how much it has appreciated since each unit was bought. Income: gross rental income, net yield after service charges. Equity: your share after mortgages and joint ownership Property cards Each property in your portfolio appears as a card with its current value, change over the last 90 days, and a sparkline showing the trend. Tap any card to see the full property page. Settling in Take a moment to scroll through. The first time you see all your Dubai property in one place, it usually reveals one or two units you'd half-forgotten. That's normal. Mulki shows what the official record knows about you, which is sometimes more than your spreadsheet.

Navigating the portfolio dashboard

How the dashboard is structured and what each section shows. The portfolio dashboard is the home screen of Mulki. It's organised top-to-bottom: aggregate view, tabs, property cards, then quick actions. Aggregate view The big number at the top is your current portfolio value across every property you own. Underneath, you'll see the percentage change over the last 12 months and a short description of how many units that includes. Tabs Tap a tab to switch the entire dashboard view. Value shows current worth, Gain shows appreciation, Income shows rental returns, Equity shows your net stake after mortgages. Property cards Each card shows one property with the metric for the active tab. Tap any card for the full detail view including comparable sales, valuation history, and documents. Filtering and sorting Tap the filter icon to narrow by area (Marina, Downtown, Palm, etc.), property type (apartment, villa, off-plan), or status (occupied, vacant, under handover). Sort by value, yield, gain percentage, or date acquired.

The Value tab

How current value is calculated and what it includes. The Value tab shows what every unit you own would sell for today based on real transactions, not algorithms. How it's calculated Mulki pulls the most recent 90 days of comparable sales in your tower or community for units with similar size, view, and floor. The value is a weighted median, with more recent and more similar transactions weighted higher. Confidence indicator Each valuation has a confidence level (High, Medium, Low) based on how many comparable transactions support it. A high-rise with 30 transactions in the last quarter gets a High confidence rating. A unique penthouse with few comparables gets Medium or Low. Refresh cadence Valuations refresh as new transactions are registered at the DLD. Most properties update weekly. You'll see a small dot next to the value if it's changed in the last 7 days.

The Gain tab

Tracking appreciation from your purchase price to today. Gain shows how much your property has appreciated (or depreciated) since you bought it. Absolute gain: current value minus original purchase price in AED. Percentage gain: the same change expressed as a percent. Annualised gain: percentage gain divided by years held Purchase price source Purchase price comes from the original DLD transaction registration. If you bought off-plan, it's the SPA value. If the property was inherited or transferred at zero AED, Mulki uses the DLD-declared valuation at transfer. Adjusting for capital improvements If you've spent significantly on a property, renovation, snagging, full repaint, you can add capital improvement costs in the property details. Gain calculations will then account for total invested capital instead of just the purchase price.

The Income tab

Rental income, net yield, and what eats into your returns. Income reframes your portfolio as a yielding asset. The headline number is your annualised rental income across all units. Below that, the net yield is shown after service charges, agency fees, and void periods. What's included Gross rent: total annual rent across all rented units (from Ejari registrations or manually added). Service charges: pulled from your building, deducted automatically. Maintenance contracts: any annual contracts booked through Mulki. Insurance premiums: if your policy is registered in the app. Estimated void: based on Dubai market average vacancy rates per area Why your number may differ from your broker's quote Brokers usually quote gross yield. Mulki shows net yield by default because that's what actually lands in your account. Tap 'View gross' to toggle.

The Equity tab

What you actually own after mortgages and joint ownership. Equity shows your share of each property after subtracting outstanding mortgage balance and accounting for joint ownership. Mortgage balance If you've connected your mortgage statements (manual upload or via Open Banking where supported), Mulki tracks the outstanding balance over time. Equity = current value minus outstanding mortgage. Joint ownership If a property is registered to two or more owners at the DLD, Mulki splits the equity by the registered ratio. The total portfolio equity reflects only your share. Hidden by default Equity is a private number. You can hide the Equity tab in privacy settings if you don't want it visible when others see your screen.

Comparing periods

Looking at portfolio performance over time. Above the property cards, a small period selector lets you compare today against any past point: 30 days, 90 days, 12 months, 5 years, or all-time. Selecting a period adds a delta (+12.4% over 12 months) next to every value on the screen. The sparklines below also re-scale to the selected window. Export From any period view, tap Export to generate a PDF or CSV report. The PDF is formatted to share with accountants, financial advisers, or banks. The CSV is the underlying data.

What you'll find when you tap on any property card. Tapping a property card opens its detail page. This is the deepest view in Mulki and gathers everything the platform knows about a single unit. Sections Header: project, building, unit number, area, status (occupied / vacant / off-plan). Current value: live valuation with confidence rating and change over 90 days. Valuation history: a chart from purchase to today, plotted against market average. Transaction history: every recorded transaction on this unit (yours and previous owners'). Comparable sales: recent transactions in the same tower for similar units. Documents: title deed, Ejari, mortgage statement, snagging report. How valuations work

The methodology behind every number you see. Mulki's valuations are derived from actual, registered transactions at the Dubai Land Department. There is no proprietary algorithm guessing what your property is worth. The number is what comparable units have sold for, weighted by recency and similarity. Comparable selection For each property, Mulki looks for transactions where: same tower/community, same property type, similar size (±15%), similar floor band (low/mid/high), and within the last 90 days. Weighting More recent transactions count more. Closer matches in size and floor count more. Outliers (transactions more than 2 standard deviations from the median) are excluded from the calculation. When valuations are imprecise Unique units like penthouses, large villas, or properties in low-volume buildings may not have enough comparables for a high-confidence valuation. In those cases Mulki shows a wider range and marks the confidence as Medium or Low. You can also request a broker valuation through the Services tab.

Transaction history

Every registered transaction on a property, including before you owned it. Mulki shows the full transaction history of every property, going back to first registration at the DLD. This includes transactions before you owned the unit, useful for understanding how prices have moved. Date of registration. Transaction type (sale, gift, inheritance, mortgage). Declared price. Counterparty (anonymised where required by privacy regulations) Your own transactions Transactions where you are the buyer or seller are highlighted in terracotta. Counterparty information is shown in full on these (since you have the right to that data).

Adding a property manually

When the DLD record doesn't auto-import a unit. If Mulki doesn't auto-import a property, usually because it's registered under a different identity, a company structure, or hasn't been transferred yet, you can add it manually. Steps Open the portfolio menu and tap 'Add a property'. Search for the unit by Title Deed number or project + unit number. Upload a clear photo of the title deed or SPA. Mulki verifies the document against the DLD record (1-2 business days). Once verified, the property appears in your portfolio with full data Verification is manual to prevent fraud. We confirm the property exists at the DLD and that the document matches an authentic record.

Off-plan properties

How Mulki handles units under construction or pre-handover. Off-plan units appear in your portfolio from the moment your SPA is registered at the DLD. They show construction progress, payment milestones, and live secondary-market value. Construction progress Updated from official developer milestones registered with RERA. You'll see percent complete, anticipated handover quarter, and a milestone history. Payment schedule Your SPA payment schedule is parsed and added to the calendar. You'll get a reminder before each instalment is due, and we log receipts as you mark them paid. Secondary market value For active off-plan towers, Mulki tracks resale prices of comparable units. You'll see what your contract is currently trading at, often very different from what you paid.

How services work

Mulki sends a licensed Dubai provider, you see a fixed quote, the visit is logged. Services is the section of Mulki where you can book maintenance, painting, AC servicing, plumbing, electrical, deep cleaning, snagging surveys, property management, and insurance. The flow Tap a service category. Choose your property and describe what you need. Mulki returns a fixed quote within seconds (or a custom quote within 24 hours for complex work). Tap Book and the visit is scheduled. A licensed Dubai provider arrives at the agreed time. You confirm the work was completed. Receipt and invoice land in your account Fixed quotes Every standard service is priced upfront. You see the quote before you book, and the price doesn't change unless you ask for additional work. No 'we'll see when we get there' pricing. Vetted providers Every provider in the Mulki network is RERA-licensed where required, insured for the work they perform, and quality-checked. We don't run a marketplace. We pick a partner per category and stake our reputation on them.

Paying for services

How and when you're charged, and how refunds work. Mulki uses Stripe for all payments. Your card details are tokenised and never stored on Mulki's servers. When you're charged For most services, you authorise payment when you book but you are only charged after the work is completed and you confirm satisfaction. For long jobs (renovations, property management) you'll see a milestone-based schedule. Accepted methods Visa, Mastercard, AmEx (UAE-issued or international). Apple Pay and Google Pay. Bank transfer for invoices above AED 10,000 Refunds If the work isn't completed or doesn't meet our quality guarantee, Mulki refunds you in full. The dispute window is 14 days from the visit. Open a dispute from the booking and we respond within one business day.

The quality guarantee

What happens if something goes wrong after a service visit. Every service booked through Mulki is backed by our quality guarantee. If a job isn't done right, we make it right. Re-do for free: if you raise a quality issue within 14 days, the provider returns to fix at no charge. Full refund: if a re-do isn't possible or appropriate, you get a full refund. Damage cover: if a provider damages your property during a visit, our partner network's insurance pays for repairs (or Mulki covers the deductible) Reporting an issue Open the booking in your Bookings list, tap 'Raise an issue', and describe what happened. Managing your bookings

Rescheduling, cancelling, and tracking active services. All current and past bookings live in the Bookings section. Each booking shows status, provider details, scheduled time, and any documents (quotes, invoices, photos). Status types Requested: quote pending. Quoted: awaiting your approval. Confirmed: provider scheduled. In progress: provider is on-site. Completed: awaiting your confirmation. Closed: confirmed, paid, archived. Cancelled / refunded Rescheduling Up to 24 hours before a scheduled visit, you can reschedule from inside the booking with no penalty. Within 24 hours, the provider may charge a small rescheduling fee depending on the service type. Cancelling Cancel from the booking page. Refunds follow the same window: full refund if cancelled more than 24 hours out, partial fee if within 24 hours.

Your calendar app subscribes and refreshes hourly What's synced All confirmed service visits, scheduled milestones, and reminders. Personal manual entries are also synced. The calendar updates automatically. You don't need to re-add anything when you book a new service. Privacy The calendar feed URL is unique to your account and acts like a secret. Anyone with the URL can read your calendar entries. Don't share it. You can regenerate the URL at any time from Settings if you've shared it accidentally.

Every service you've ever booked, exported when needed. Bookings History is a complete record of every service booked through Mulki, from your first booking onwards. Where everything is stored and how it's organised. Every document Mulki holds about your portfolio is in the Documents vault. Some land here automatically (title deeds, Ejari registrations pulled from the DLD/RERA record). Others you upload (mortgage statements, insurance policies, SPAs, snagging reports). Organisation Documents are grouped first by property, then by category: Ownership, Tenancy, Finance, Insurance, Maintenance, Other. Inside each category they're sorted newest-first. Search The search bar at the top searches across every document: file name, OCR'd content, and metadata. Search for 'Ejari 2024' and you'll see every Ejari registration from that year across every property.

Auto-fetched documents

What Mulki pulls in from official sources without you uploading. Once you've authenticated with UAE PASS, Mulki can fetch certain documents directly from the official source. Title deeds: from the Dubai Land Department record. Oqood (off-plan registration): from the DLD. Ejari registrations: from RERA. Service charge invoices: from your building management (where they participate) Refresh cadence Auto-fetched documents refresh whenever the source record updates. A new Ejari registration appears within 24 hours of being filed. A title deed amendment (mortgage release, name change) appears the next morning.

Uploading your own documents

Adding mortgage statements, insurance, SPAs, and anything else. Tap the + button in any property's Documents tab to upload. PDF, JPG, PNG, and HEIC are supported. Files are scanned for text (OCR) so they become searchable. What to upload Mortgage statements (quarterly). Insurance policies and certificates. SPAs and supplementary agreements. Snagging reports. Service charge breakdown statements. Renovation invoices. Property management agreements Storage limits Mulki provides 5 GB of document storage per user, free. Sending documents to brokers, accountants, lawyers, or banks. Any document in your vault can be shared via a time-limited, read-only link. Recipients don't need a Mulki account. Generating a link Open the document and tap Share. Choose how long the link should be valid (1 hour, 24 hours, 7 days, never expires). Optionally require a passphrase. Copy the link and send it however you like Audit trail You see when the link was opened, from what country, and how many times. Revoke a link at any time from the Share menu.

Is Mulki free?

Yes. The full app is free for property owners. Forever. Mulki is free for property owners. There are no tiers, no quotas, no upgrade screens waiting on the other side of a feature. Every owner gets the full app: portfolio, valuations, calendar, documents, and the services directory. How we make money When you book a service through Mulki, whether maintenance, painting, AC, snagging, or property management, the licensed provider pays us a referral. You pay the quoted price, nothing on top. That's it. No subscription fees, no data sales, no ads inside the app. Why this is sustainable Service referrals are a high-margin business at scale. We negotiate volume rates with vetted Dubai providers and earn the difference between wholesale and the price you see. The free app drives the user base; the services business funds it. Will it ever change? The free promise applies to the core portfolio app. If we ever introduce premium features (e.g. advanced market analytics for institutional investors, custom report generation, multi-user accounts), they'd be opt-in additions. Your existing portfolio access stays free.

Paying for services

How service payments work, what cards we accept, when you're charged. Services booked through Mulki are paid through the app via Stripe. You authorise payment when you book; you're charged when the work is completed and you confirm satisfaction. Accepted payment methods Visa, Mastercard, AmEx (UAE-issued or international). Where to find them, and what they include. Every paid service generates a tax invoice immediately after payment. The invoice lives inside the booking and is also available in the Documents vault under that property. Invoice details Mulki TRN (UAE VAT registration). Service description and provider details. Net amount, VAT, total. Date of service, payment date, payment method. Booking reference Bulk export At any time you can export all invoices from a date range (Settings → Billing → Export). Useful for year-end accounting or VAT reclaim by landlords registered for VAT.

Refunds and disputes

Raising an issue, what we do, how fast it resolves. Mulki's quality guarantee covers every service. If a job isn't done right, we make it right. Raising an issue Open the booking and tap 'Raise an issue'. Describe the problem and attach photos if possible. Our support team picks it up within one business day. What happens next First we contact the provider to understand their side. If a re-do is appropriate, the provider returns within 48 hours at no charge. If a re-do isn't possible, you get a full refund to your original payment method. If the provider damaged property, the insurance claim is initiated immediately Dispute window You have 14 days from the visit date to raise an issue. After that, the booking is considered final.

How Mulki protects your account

Authentication, encryption, and audit practices. Mulki takes security seriously because the data we hold is sensitive: ownership records, valuations, transaction history. Here's what's in place. Authentication All sign-ins are through UAE PASS. We never store passwords. Sessions expire after 30 days of inactivity and require UAE PASS re-authentication. Encryption All traffic uses TLS 1.2 or higher. Data at rest is encrypted with AES-256. Document files are encrypted per-user with keys held in a hardware security module. Payment details are tokenised by Stripe and never touch Mulki servers Audits and testing We run automated security scans on every code deployment and review our security practices regularly as the product grows. Privacy and data handling

Deleting your account

How to delete everything and what happens to your data. You can delete your Mulki account at any time. Settings → Account → Delete account. We ask you to re-authenticate with UAE PASS to confirm. What gets deleted Your portfolio and all related calculations. Every document you've uploaded. Booking history and saved preferences. Notification settings and calendar feeds What's retained Some records must be retained for legal reasons even after account deletion. These are anonymised and stored separately. VAT-relevant transaction records (kept 5 years per UAE Federal Tax Authority requirements). Payment records (kept 7 years per UAE Central Bank requirements). Disputed-service records (kept 2 years for liability) Time to delete Account deletion completes within 30 days. You sign in with UAE PASS on each device and your portfolio appears. Sync behaviour All data syncs in near-real-time across devices. A document uploaded on your phone appears on the web app within seconds. A service booked on the web shows up on your phone's calendar. Active sessions Settings → Security → Active sessions shows every device currently signed in. Revoke any session you don't recognise. Revoking forces a UAE PASS re-authentication on that device.
