The work itself
Mulki reads the official Dubai property record and gives it back to the person whose name is on it. That sounds simple and is not. Title deeds, Ejari tenancy contracts, Mollak service charge schedules and Dubai Land Department transaction history are four separate systems, written for institutions rather than owners, and each one names the same building differently.
Most of the engineering is reconciliation: matching a community name on a deed to the one in the lease file, deciding when two records are the same unit, and refusing to show a number we cannot stand behind. The calculators are the public edge of that work: the arithmetic we think every owner should be able to run without an agent.
The design side is the same problem in a different form. Property software defaults to dashboards that flatter the holder; ours has to tell someone their unit is underperforming and be trusted while doing it. The guides and the sell-or-hold framework are written to that standard, and it applies to every screen we ship.
