Property management in Dubai is quoted at 5 to 8% of annual rent, but placement fees, renewal fees and maintenance markups are usually charged on top. This works out the full annual cost, then converts it into the thing that actually matters: how many weeks of vacancy the manager has to save you, or how much extra rent they have to negotiate, just to break even against letting it yourself.

A manager earns the fee by filling the unit faster, pricing the renewal better, or catching problems earlier than you would. That is the bar, not whether 6% sounds reasonable.

The spread between the headline number and the total is the whole point. Two managers quoting 6% can cost very differently once one of them charges placement every year and marks repairs up by a fifth. Ask for every line above in writing before signing, and ask specifically whether you get original contractor invoices.
Reading the break-even
A management fee is not a cost you judge in isolation. It is a trade: you pay it to avoid work, and to buy an outcome you could not get yourself. So the honest test is not whether 6% sounds fair, it is what the manager has to deliver for the fee to be neutral.
Two levers do that. They can fill the unit sooner — every week of avoided vacancy is a week of rent — or they can hold a better price at renewal, which Decree 43 caps but does not guarantee. If your unit lets in a fortnight on its own and your tenant is staying, both levers are short, and the maths usually favours letting-only over a full mandate.
The reverse is also true. If you are overseas, if the unit sits empty for two months between tenants, or if you have never once checked the rent against what the index allows, a manager clears the bar easily. Distance and inattention are expensive in ways the fee is not.

Tenant placement is commonly charged separately at around 5% of annual rent or one month, many managers charge again at each renewal, and contractor invoices often carry a markup of 10 to 20%. Counted together, a 6% mandate frequently lands in double digits as a share of rent.
- Is a property manager worth it for one apartment in Dubai?
- It depends on what they have to beat. Work out the total annual cost, then divide it by a week of rent: that is how many weeks of vacancy they must save you, compared with letting it yourself, before the fee washes its face. On a unit at AED 120,000 a year, a total cost of around AED 14,000 means they need to find a tenant roughly six weeks sooner, every year, or price the renewal materially better.
- What is a maintenance markup and how do I check it?
- It is the percentage a manager adds to a contractor's invoice before passing it to you. It is legal and common, and it is often not stated in the management agreement. Ask for it in writing, and ask to see original contractor invoices rather than a summary. A 15% markup on AED 6,000 of annual repairs is AED 900 that does not appear anywhere in the headline percentage.
- Can I pay for tenant placement without full management?
- Yes. Letting-only, sometimes called tenant placement or leasing-only, covers marketing, viewings, screening and the Ejari registration, then hands the tenancy back to you. It is a one-off fee rather than an annual mandate, and for an owner living in Dubai with one unit it is often the cheaper structure.
