The Dubai REST app: what it does for an owner, and what it doesn't.

The Land Department's app is the official record of what you own and the cheapest way to register a tenancy. Here is what you can do in it, and the parts of owning a Dubai property it was never built to hold.

Updated

Dubai REST is the Dubai Land Department's free app. An owner can hold and verify their title deed, register and renew Ejari contracts, see service charge history, and check a current value and rental yield for every property in their name. It is the official record and the place to start. It does not show the evidence behind its values, collect rent, or keep the documents the Land Department never sees, such as warranties and maintenance history. Mulki reads the same record through UAE PASS and adds those pieces: a valuation with its evidence, net yield after service charges, renewal dates with the legal rent ceiling, and the paperwork the Land Department never sees.

In short

  • Log in with UAE Pass, Emirates ID, title deed number or your registered mobile, then confirm with a one-time password.

  • The digital title deed in the app has been the legally binding one since 2024.

  • Ejari through the app costs roughly AED 155 to 180, below what a typing centre charges.

  • The value shown in the wallet comes without the sales behind it. Check it before you price a sale on it.

What it leaves to you

  • The working behind the value.

The wallet gives a figure and no list of the sales it rests on. In a busy building that may not matter. In one with two or three registered sales a year it matters a great deal, and the app gives you no way to tell which kind of building you are in.

  • Anything the Land Department never sees.

A developer warranty, the snagging report, the AC service record, receipts for a new kitchen. None of these are registered anywhere, and they are what a buyer or a new tenant asks about. They end up in an email folder, or nowhere.

  • Rent, once it is registered.

Dubai REST records the tenancy. Collecting the rent, chasing a bounced cheque and planning the renewal are yours to handle, or a property manager's. The rent index that sets how far you can raise the rent is checked separately.

  • What the year costs you.

Service fees appear unit by unit. Adding them to maintenance, the management fee and the mortgage to see what each property earns after costs is spreadsheet work, and it is the number that decides whether to keep a unit.

What Mulki adds

Mulki starts from the same Land Department record, shared from your UAE PASS vault with your consent, and fills the four gaps above. Dubai REST stays the place for official transactions. Mulki is where you see what the property is doing.

Using it well

Before anything else, check that the mobile number the Land Department holds for you is current, because every login and most requests confirm against it. Owners who bought years ago and changed numbers since lose the most time here, and the App Store reviews are full of people stuck at that step.

Use the wallet value as a starting point and test it against the registered sales in your building. Our valuation guide shows how in five steps, and the comparison of the portal estimates covers the two free alternatives. Before a renewal, run the rent through the rent increase checker so the figure you register is one the index allows.

For an owner with more than one unit, the portfolio tracking guide sets Dubai REST beside landlord apps and spreadsheets. The pairing that covers the most ground is Dubai REST for official transactions and Mulki for everything the record does not show.

Based on the Dubai REST App Store listing and published guides to the app, read 27 October 2026. The rating quoted is the UAE App Store figure on that date. Fees and services change, and the app itself is the authoritative source for your properties. Mulki is our own product, opens to owners from the waiting list below, and is not affiliated with the Dubai Land Department. General information for property owners.

Questions

What is the Dubai REST app?

Dubai REST is the Dubai Land Department's own app for property owners, landlords and tenants. It holds the record of what you own, lets you register and renew Ejari tenancy contracts, shows your service charge history, and gives a current value and rental yield for each property registered to you. It is free to download.

How do I log in to Dubai REST?

With UAE Pass, your Emirates ID, your title deed number or a registered mobile number. Individual users confirm with a one-time password sent to the mobile number the Land Department holds for them. If that number is out of date, the login fails, so update it first if you have changed phones since you bought.

Is the Dubai REST app free?

The app is free. The services inside it carry the usual government fees. An Ejari registration or renewal through the app costs roughly AED 155 to 180 including the knowledge and innovation fees, which is less than a typing centre charges for the same contract.

Can I see my title deed in Dubai REST?

Yes. Title deeds and Oqood certificates for off-plan purchases sit in the app's document vault, and you can verify a title deed there. Since 2024 the digital title deed is the legally binding one, so the copy in the app is the document that counts.

Does Dubai REST show what my property is worth?

It shows a current value for each property in your Real Estate Wallet, along with rental yield and service fees. It does not show the sales that figure is built from. For a formal figure you can request valuation quotations through the app, and banks still appoint their own valuer for a mortgage.

Can I pay service charges in Dubai REST?

You can see your service charge history and the approved rate for each linked property, because Mollak, the service charge system, runs through the same Land Department record. Pay through the bank account printed on your invoice or through Noqodi, and keep the receipts.

Is there an app that does more than Dubai REST for owners?

Mulki is built to sit on top of it. It reads the same Land Department record through UAE PASS, then adds a valuation from registered sales in your own building with those sales shown, a net yield after service charges and voids, every renewal date with the rent ceiling for that contract, fixed-quote maintenance logged against each unit, and year-end reports. You keep Dubai REST for official transactions. Mulki is free for owners.

Why does Dubai REST have such a low rating?

On the UAE App Store it rated 2.4 out of 5 from 522 ratings when we read it in October 2026. The written reviews mostly describe login and verification trouble, and requests that are approved and then hard to find in the app. It remains the only place some of these services are available on a phone, so most owners use it anyway.

Mulki keeps the documents the Land Department never sees, next to the record it does.
